Two Storey Side Extension – Cramlington, North East
Our client required a two storey side extension, including a single storey rear extension to provide additional bedroom space and a larger open plan kitchen to the ground floor.
We started by meeting with the Building company and the client at the property and discussed the proposals and what could be achieved in terms of design, budget and time scales.
The building company had already suggested some design ideas to the client which we provided feedback on. With a few suggestions from ourselves, Initial ideas were agreed and we left with the promise of producing plans within a few days. As always, our promise was upheld and initial sketch drawings were provided to the client.
The client was receptive to our advice and minor tweaks were made to the design to provide the client with a design that they happy with, both in terms of new accommodation, but also budget.
Formal plans were drawn up for Planning and Building regulations and both approvals were submitted within the same week. The approvals arrived within the time expected, no conditions attached and work was started by the building company soon after.
The result was a Builder supplied with construction plans to relate to and a client happy in the knowledge that all the information was supplied in plan form, greatly reducing the possibility of additional extras to the final bill. By getting the plans drawn up professionally and approved upfront the client potentially saved 10 times our fee in massively reducded chance of extras and additions.
